There’s a definite sense of momentum in the property market as we move into the second half of the year, and at MProperty, we’re seeing that activity first-hand.

Since the beginning of the month, we’ve already had a number of properties go Sale Agreed, with strong levels of interest from buyers across a range of property types and price points. It’s an encouraging sign and one that reflects what we’re seeing more broadly: buyers are active, good properties are attracting attention, and sellers who are well prepared are in a strong position to take advantage of the market.

With the traditional busy sales period approaching, we expect this momentum to continue.

Why the next few months matter

The period from late summer through autumn can be one of the busiest times of the year for property sales. Buyers who have been watching the market over recent months are often ready to make a move, while sellers are looking to take advantage of increased buyer activity.

For anyone considering selling, preparation is key. Understanding your property’s current market value, presenting it properly and having a clear sales strategy can make a significant difference.

And while the majority of our properties are brought to the open market, there is another route that continues to play an important role in our business: off-market sales.

Off-market sales: what are they?

An off-market sale is where a property is offered to a select group of potential buyers without being publicly advertised across the wider property portals.

At MProperty, we may recommend this approach where we believe it is appropriate for the property and the seller’s circumstances.

It’s important to stress that an off-market sale isn’t about keeping a property secret or avoiding the market altogether. Instead, it can be a targeted way of testing buyer demand and approaching buyers who we know may have an interest in a particular type of property.

What are the advantages?

There are a number of reasons a seller may consider an off-market approach.

Privacy: Some homeowners simply don’t want their property publicly advertised. An off-market sale can provide a greater degree of discretion.

Targeted marketing: Rather than waiting for buyers to find the property, we can approach buyers already registered with us who may be actively looking for something similar.

Speed: Where we have a suitable buyer already on our database, an off-market transaction can sometimes move more quickly than a traditional marketing campaign.

But there are considerations too

Off-market isn’t necessarily the right strategy for every property.

The biggest consideration is exposure. A property that is publicly marketed has the potential to reach a much larger pool of buyers, creating greater competition and, in some circumstances, helping to achieve the best possible price.

There is also the question of timing. If an off-market campaign doesn’t generate the right level of interest, we may recommend bringing the property to the open market to maximise exposure.

That’s why we don’t view off-market sales as a one-size-fits-all solution. The right approach depends on the property, the seller, the circumstances and the current level of buyer demand.
